Sand It or Replace It?
We start by checking how much wood sits above the tongue. If there is enough to sand, we tell you. If there is not, we tell you that too and skip selling you work that won’t last.
Next we sand the floor with dust-contained equipment, apply the stain you chose and seal it with a durable finish. We talk you through the dust and the smell before we start, so you can plan around them. Engineered floors with a thick top layer can be refinished like solid ones, and we can do the stairs to match the floor at the top. If your floor is beyond sanding, see hardwood installation.

Consultation
Step 1We visit, measure the rooms and check the wood for wear, gaps and loose boards. You tell us the colour you want and when the rooms can be empty.
Stain and Finish
Step 2We show you stain samples and talk through sheen, from matte to gloss, so you know how the finished floor will look.

Step 3Once the colour and sheen are chosen, we book the dates and confirm them by phone or email.
Initiation
Step 4When the stain and finish are on site, we sand, stain and coat the floor, and we tell you when each room is ready to walk on.

Frequently Asked Questions
Can you refinish my floor, or will it need replacing?
That depends on the wood left above the tongue. Solid hardwood can take several sandings over its life. Engineered boards have a thinner top layer and may allow one sanding, or none. We measure what remains before we recommend anything.
What happens during a refinish?
We sand down to bare wood, fill gaps and holes, fix loose or squeaky boards, then stain and apply the finish coats. Your existing boards stay put, so you pay for labour and finish instead of a new floor.
Can I change my floor colour?
Yes. Bare, sanded wood takes a new stain, and you choose the sheen, matte through gloss. Plenty of people refinish a floor that still has years left in it, for the colour change alone.
How long does it take, and can we live at home during it?
Plan on several days. Drying time sets the pace more than the sanding does, and each room stays off limits between coats. Sanding raises dust and the finish smells as it cures, so arrange the rest of the house around the rooms we are working in.
What does a refinish cost?
We fix the price in writing after a free visit to measure. No hourly rate, and no extras on the day.
