Markham flooring questions
How do you price a Markham flooring job?
We measure at your home at no charge, then send a written quote that lists material, labour, stairs and any prep. The figure on that quote is the figure you pay.
Our Cornell or Wismer house still has its builder floors. What should replace them?
Houses from the 1990s onward sit on plywood or OSB panels over wood joists. That base takes nailed solid oak, glued or floating engineered wood, or rigid vinyl. For a long open main floor, most owners pick wide engineered plank. For the basement, waterproof vinyl.
How many days will a Markham house take?
It depends on the area, the stairs and how much levelling the subfloor needs. We set out the dates in writing with your quote so you can plan around them.
Do you take away the builder carpet and underpad?
Yes. We lift carpet, pad, tack strip, laminate, tile or old wood, pull the staples and take it all away with us.

We own a suite in a Downtown Markham tower. What do we need from the building?
Ask management for the flooring rules. Most towers name a minimum sound rating and want the underlay details before work starts. They also expect the service elevator and loading dock booked. Forward what they send, and we choose a floor for the concrete slab that meets it.
Part of our Unionville house has original hardwood. Can new boards blend in?
Often they can. We bring samples to the measure and compare species, width and colour against the old floor. When a close match is out of reach, we suggest a clean change of floor at a doorway.
Our Cornell townhouse has three storeys of stairs. Do all flights have to be done at once?
No, but doing every flight in one visit keeps the stain and tread style the same from the garage level to the bedrooms. If you phase it, we note the stain mix so the next flight matches.
Can the stairs be done in the same visit as the floors?
Yes, and it is the neater order. We fit new treads and risers over the existing stair frame and stain them to the new floor, so the top step and the landing line up.
