Two kinds of floor, one borough
North York splits into two jobs. Along the Yonge corridor you live on a concrete slab, under a condo board that sets rules for sound and for the service elevator. Away from Yonge, most houses went up after the war on wood joists, and many still have their original board subfloor and oak strip flooring under the carpet.

We read the building first
A tower suite and a 1950s bungalow fail in different ways. In the suite, noise to the unit below is the risk. In the bungalow, it is a subfloor that has sagged over seventy winters. We check for both before we price anything.

The person who measures your rooms works for us, and our own crew lays the floor. You have one phone number from the quote to the last piece of trim.

Our installation comes with a 2-year warranty on the workmanship, and the maker’s warranty still covers the product. We lift the old floor, haul it away and vacuum before we go.

The housing changes a lot between Yonge Street and the valleys. Here is what each part of the borough tends to need underfoot.
Willowdale / Yonge & Sheppard
Towers and rebuilds. Suites on concrete with a sound rule, plus new custom houses on old bungalow lots. Engineered wood or vinyl in the towers, wide oak in the houses.
Bayview Village
Houses. Original ranch bungalows sit beside large rebuilt homes. Owners often want engineered oak across the main floor and vinyl in the basement.
Don Mills
Post-war plan. Low bungalows and split-levels from the 1950s. Short stair runs between levels, and oak strip floors that may be worth sanding.
Bathurst Manor
Houses. Side-splits and bungalows, many carpeted since the 1970s. We pull the carpet, check the boards beneath and decide between refinishing and new wood.
North York City Centre
Towers. High-rise suites around Yonge and Finch. Board approval, elevator bookings and a set noise window shape the schedule more than the square footage does.
Newtonbrook / Lansing
Old and new. Post-war houses next to recent infill. The older ones need levelling before a floating floor goes down. The newer ones take wide plank with little prep.
York Mills / Bridle Path
Large homes. Big rooms, long sightlines and grand stairs. Wide white oak, herringbone in the foyer and stair treads matched to the floor stain.
Finch / Steeles Corridor
Condos. Newer towers where owners and landlords refit suites between tenants. Vinyl plank over sound underlay suits a quick turnover.
Downsview / Jane & Finch
Mixed. Semis, townhouse rows and rentals. Hard-wearing vinyl is the usual pick, and landlords can keep one product across several units for easy repairs.

Working to your board’s rules
Your property manager sets the hours, the elevator slot and the sound rating. We send the underlay test data for approval, book the freight elevator and keep saws quiet outside the permitted window.

Flatness
Old board subfloors shift over decades. A click floor laid over that will bounce and creak, so we check the level at the measure.
Moisture
Concrete holds water. We take a reading on every slab and basement floor before any adhesive comes out.
Building rules
Tower boards along Yonge set a sound rating and an elevator booking system. We plan the job around both.
Subfloor type
What sits under the floor narrows your choice. Concrete in a suite calls for engineered wood, vinyl or laminate. Plywood in a house can take solid oak nailed down.
Carpeted stairs, redone in wood
Many two-storey houses in the borough have a carpeted stair facing the front door. It is the first thing a guest sees, and once the hall floor is new, old carpet on the steps looks out of place.
We strip the carpet and fit hardwood treads and risers. If you want, we also replace the posts, spindles and handrail, and stain everything to meet the floor at the landing.

Sanding the floor you already have
Post-war houses here often hide narrow oak strip under wall-to-wall carpet. If the boards are solid and thick enough, sanding and a new finish can cost less than a new floor and keep the original wood.
We sand to bare oak, fill gaps, patch damaged boards and apply the sheen you choose. First we lift a vent cover to see how much wood remains above the tongue. If there is too little, we say so and quote a new floor instead.

What decides the price of a floor in North York?
Three things: the floor you choose, the area, and the prep your subfloor or building needs. We list labour, material and any levelling on a written quote, and that figure holds once you sign.
My Yonge Street condo has a sound rule. Can you meet it?
Yes. Send us the rule from your property manager. We choose an underlay and floor pairing with test results above that rating, send the paperwork for approval and book the service elevator for delivery day.
Can solid oak go down in a North York tower suite?
In most suites, no. Solid boards need nails driven into plywood, and a tower floor is poured concrete. Engineered oak gives you a real wood top layer that we glue to the slab or float over underlay.
There is oak under the carpet in my Don Mills bungalow. Should I keep it?
If the strips are solid and have enough wood above the tongue, sanding and refinishing keeps the original floor and often costs less than replacing it. We check the thickness at the measure. Engineered floors allow one sanding at most, and vinyl or laminate allow none.
